2013 Goals

We have passed the half way mark, with 6 months to go what do you have planned for the second half of 2013?

With the start of a new financial year it is a good excuse to re-evaluate your goals. You may be on track and hitting your targets to achieve what you had planned for this year or you may have let a few things get in the way of keeping you focused. Whatever it may be now is a great time to reflect and re-focus.

If you need a little inspiration, here are a few tips to help you get back on track.

* Write down your goals - make them clear, detailed and with a deadline.
* Once you have them written down place the paper in a spot you will look everyday - the fridge door, the bathroom mirror or the inside of your wardrobe door.
* Now the goals have been set what action are you taking to achieve those goals? Do you need to bring in outside help? Do you need to do a little research on the internet? Think about the steps you need to take to get you one step closer to the end.

Reviewing your goals while you are on track is just as important. Celebrate the milestones you have reached and keep checking those steps that lay ahead of you. If you have reached your goal earlier than you thought is there anything else you wish to achieve? Could you advance a little further in your plan and get a head start on 2014?

For a little more inspiration remember the saying 'there is not time like the present time to get moving on a task'.

We would love to hear from you, what are your goals for 2013?

Australia's population growth

A recent report by Wayne Cole discusses the growth of our population and the increase number of skilled migrants entering the country.

With an increase in population our economy grows stronger which in turn provides us with a strong presence on the world stage.

"A strong economy and low unemployment have helped Australia attract and keep well educated and skilled settlers, many of which have already lined up employment before they arrived.

Around 129,000 migrants entered on skilled visas in the year to June just passed, with a similar number planned for 2013/14. The biggest sources of recent migrants are China, India, UK and New Zealand.

In all, net overseas migration totaled 236,000 for the 2012 calendar year, a 17 percent rise on the previous year, according to figures from the Australian Bureau of Statistics. New arrivals accounted for no less than 60 percent of population growth in the year, and they all need to be housed."

This growth has an impact on all areas of life especially housing. Glenn Stevens, Governor of the Reserve Bank of Australia, "..said investment in houses has been low for an unusually long time, and with population growth picking up, "if anything, we will need to build more dwellings than we have been over recent years".

From here we hope to see an increase in investment in the building industry. The creation of more dwellings will not only provide a solution to the housing demand but also provide valuable employment for the nation.

Cameron Park, still a good option for home owners

Situated between Edgeworth and West Wallsend, Cameron Park has been growing in all directions and is still a popular suburb within Newcastle and the Hunter.

With the majority of dwellings being houses, it is a popular suburb choice for families. Developers have noticed this trend and created many parks and play areas with future plans to build shopping outlets including Woolworths.

Cameron Park is still providing a good rental return for investors. An ideal location for potential tenants with close proximity to Newcastle, F3, Maitland and the Hunter Valley. Eventually a road will be developed from one of the stages to the link road.

A typical 4 bedroom, 2 bathroom, double garage newly built home would be priced at approximately $500,000 with a rental return of approximately $500 per week.
