Building Near Flood Zones: What You Need to Know Before You Build

When planning to build your dream home(maybe you are considering a Knockdown Rebuild), if your land is near a flood-prone area, there are important considerations and regulations you need to be aware of to ensure your home is safe, compliant, and resilient.

Understanding Flood Zones

Flood zones are areas identified by local councils as being at risk of flooding during heavy rain or storm events. These zones are mapped based on historical data and topography. If your block is within or near a designated flood zone, it doesn’t mean you can’t build—it just means you’ll need to take extra precautions.

Council Flood Level Requirements

In established areas, local councils provide a flood planning level (FPL), which is the minimum height at which the floor level of your new home must be built. This level is designed to keep your home above the expected floodwaters during a 1-in-100-year flood event.

·        Access : Design safe entry and exit routes in case of flooding.

·        Insurance Considerations: Check with your insurer about flood coverage and how your building design may affect premiums.
