Enquiry for Duplex Builds has definitely taken off in the last few months.
Whether people want a Duplex Package or would like to knock down an old investment property and build Townhouses….the enquiry has been strong.
Building a Duplex “Turnkey” is the best way to build this type of investment. Turnkey means everything is included inside and out, which means floorcoverings, blinds, all electrical, appliances, air con…and driveways, fencing and landscaping.
Choosing a builder that includes everything for a Duplex build is imperative for an investment, you don’t have to worry about organising trades or paying extra fees. It is all done for you, even the Torrens Title Subdivision fees.
With building a Duplex ,one of the most expensive elements is Council Contribution fees, because there will be essentially 2 homes on one block, Councils require monetary contributions towards local infrastructure.
The Waterboard needs extra money and works completed as well. There needs to be investigations into whether the drainage and sewer connections will support 2 homes….you don’t want nasty surprises with terracotta pipes.
It is also best to choose a builder who includes all Council, Estate and Land requirements.
Items required for a BASIX Assessment should all be included in the price, which could mean double glazing of windows, thicker insulation and good sized watertanks.
