What everyone should question and verify before building in 2026
We’ve all seen the adds claiming you can “build your home for $300,000.” If we jumped back in a time machine to five years ago, maybe that was possible. But in 2026, it simply isn’t realistic.
Building requirements have changed. Standards have increased. And the true cost of delivering a compliant and energy‑efficient home has risen.
Some big builders still throw out a headline price that looks tempting — but it’s often not based on your block, your site conditions, or your requirements. That’s where people get caught out (it is literally based on a house hovering above the ground!!)
Before you sign anything, here are the critical questions you need to ask your builder:
1. Have all BASIX requirements been included in the price?
BASIX affects heating, cooling, insulation, glazing, and overall energy performance. If it’s not included, you’re looking at thousands in unexpected upgrades later when the BASIX report comes back.
2. Has the contour/slope of your land been properly assessed?
A sloping block may require a drop‑edge beam, retaining, or additional engineering. If this isn’t priced upfront, it will appear in your variations.
3. What is the bushfire rating (BAL) of your land, and has it been allowed for?
BAL requirements can impact windows, doors, materials, and construction methods. If it’s not included, you’re exposed to major cost increases.
4. Are there estate or developer requirements that affect your design?
Many estates have strict guidelines around façade, materials, setbacks, and colours. If your builder hasn’t checked these, you may be forced into costly redesigns.
5. What are the actual inclusions — and when do you find out?
If you only discover your true inclusions at your colour appointment, that’s a red flag. It usually means upgrades… and upgrades mean money….who wants to find out that the tiles you love are going to be thousands of dollars extra, right when you have already submitted everything to the bank….and can’t borrow anymore!
