Knockdown Rebuild
Newcastle’s property market continues to strengthen (even though the media may have a different opinion) especially in high‑demand suburbs like Merewether, Adamstown, Lambton, Mayfield and Charlestown. For investors, this has created a powerful opportunity - knocking down an old home and rebuilding a duplex or two townhouses on the same block.
But before you start the project ,keep in mind the builder you choose determines whether your project runs smoothly or becomes a financial headache.
The most profitable Knockdown Rebuilds are delivered by builders who manage every stage of the process, including:
Demolition
Design
Inclusions
Council guidelines
Site challenges
Council contribution fees
Hunter Water fees
Subdivision
Compliance and approvals
When these aren’t handled properly, investors face delays, unexpected costs, and reduced returns.
The picture above is from a recent build- 2 townhouses on the one block at Young Road Lambton.
My clients had purchased the property with DA approval for three townhouses. After reviewing the site, my custom builder and I felt two larger townhouses would deliver a better result, so we worked with the clients through several Zoom meetings to refine the layout and design.
Once approved, my builder managed the demolition and construction, while I supported the clients with selections by visiting suppliers, providing photos and helping make decisions remotely, as they are based in Sydney.
Despite some early rain delays, the build progressed smoothly with regular updates throughout from myself and my builder.
The completed 3 bedroom townhouses, each with a media room and single garage, have now sold for $1.4 million and $1.415 million - a fantastic result for all involved!
Showcasing how having the right team makes the whole process stress free and profitable.
