Light versus Dark

When you’re building an investment property, every design decision should support one goal- maximising rental return while minimising long‑term maintenance. And few choices influence tenant appeal as strongly as the kitchen.

One of the biggest debates investors face is whether to choose dark cabinetry for a moody high‑end look, or light, bright white colours for broad appeal and practicality (so every tenants’ appliances match).

Dark cabinetry instantly creates a designer, boutique feel. It’s bold, contemporary, and looks incredible in marketing photos. But Light kitchens are the gold standard for most investment properties . They’re clean, fresh, and appeal to almost every tenant demographic. A bright white kitchen also feels timeless, reducing the risk of dating quickly.
