Why are experts so keen to scare you away from building?
There’s a growing chorus of “property experts” telling people to avoid building new. With the recent changes to the Budget (to be passed) alot of online commentators are upset that negative gearing is only going to apply to new builds, so they are trying to discredit anyone who sells House and Land Packages.
They warn you about dodgy house‑and‑land packages, untrustworthy salespeople, land being sold in the middle of nowhere…. yes those operators exist, I have seen many of them come and go over the years.
And a word of warning to would- be investors out there…you don’t need to hand over thousands to an investment group, sit through a high‑pressure seminar, or join a “VIP insider club” to understand whether a new build in a particular area is a smart move. Everything you need to make an informed decision is already out there on google, with websites like Real Estate.com.au, which will tell you what price houses are selling and renting for, totally free and more reliable than the glossy presentations designed to upsell you into an investor program.
Anyway…what is annoying me is that the “experts” are commenting broadly about sales and marketing people and I resent being thrown into this pile.
I work for my clients, …My job is to give my clients the truth, even when it’s uncomfortable.
If there’s rock in the soil that will add to their site costs, I will tell them.
If a developer has a reputation of being late with registrations, I will tell them.
If a suburb in the Hunter is about to become very popular because of upcoming infrastructure, I make sure my clients know why.
I am there all through the build with my clients, holding their hand at every step.

Building New means an investor gets to choose the plan and colour selections (I offer guidance with this) and there is only stamp duty payable on the land value(not the whole package amount) and the maintenance issues are low, with most items in a New Build covered by warranties.
If you buy a House and Land package in an area that has schools and daycare centres, is not far away from a big town and has a shopping centre, then you will continue to have a list of happy tenants more than willing to rent out your home…and yes the negative gearing advantages are a plus too….so what is not to like about that??.
Just remember markets may change, trends come and go, and fear based headlines rise and fall but honest, grounded advice always wins through….so that is what I would say to those putting all the new investment build salespeople in the same basket…we are not all the same..I don’t run away once the build contract has been signed or ask for huge commissions from my builders, I actually care about my clients and their financial outcome….so building an investment property with me is actually a really good idea.
