When offering free items, most big builders need to recoup this money later on during the build process. This can be a disappointing realisation for their clients - being slapped with a huge variation invoice when they least expected it.

When I review a tender, I look at whether the estate guidelines have been allowed for, whether the soil classification is correct, whether there are any bushfire requirements, whether retaining walls are needed, whether there is sufficient drainage, or whether the builder will hit rock for example. All of these items (plus many more) can impact on whether the builder is likely to ask for extra money during the build.
