Investors are back!

Investors are coming back to the building market. With more land available, and land developers more open to selling their land to investors, building an investment property is now more inviting.

The usual advantages are still there – such as only paying stamp duty on the land value if you buy an off-the-plan House and Land Package and the tax depreciation being more advantageous on a brand new home.

But building also gives you the option of designing a home that you know will attract a broader range of tenants, for example adding an extra living area which will be more appealing for a family, who can see themselves living in the house for longer. Including a large pantry, or spending that little bit extra and installing ducted air will give tenants extra comfort and might give you that edge when competing against other properties available for rent.

If you’re looking to invest in property, my top tips are:

  1. Look at long term rental gain – right now all areas are wonderful for investment due to fewer rental homes available and high returns. But look at where you want to invest and ask is it near shops, a major highway, near a hospital or university...all these things will attract renters in the future.

  2. Build TURN-KEY - buying a house and land package that is turnkey, means the home will be completely finished inside and out, so you do not need to worry about organising trades to finish a driveway, fencing or turf. All your tenants will need to do is ‘turn the key’ in the front door and move their furniture in.
