Olympic Opportunities

With the Olympic Games set to take place in Brisbane in 2032, now may just be the best time to jump into the Queensland property market.

A recent PRD report suggests the local property market is likely to benefit based on the experience of previous host cities.  Job creation and population growth as a result of major events has been shown to have long term effect on house price growth.

Of course, we often hear this story don’t we… but if we had held onto it, the home that we brought for around $300,000 (in the good old days!) would now be valued at close to $1 million, 10 years later.

It’s still good news for those who are keen to invest now, though. Queensland is offering reasonably priced house and land packages with an average price around $685,000. Suburbs like Ripley and Gleneagle, which are under an hour from Brisbane, are selling at around $715,000 and $603,000 respectively, with rental ranging from $500-$600 per week. House and land packages in these new estates are completely turn-key with all landscaping, driveway and fencing completed externally as well as blinds, flooring and air conditioning internally.

A real positive for most of the new estates near Brisbane is the infrastructure. Unlike here in NSW, they build schools and shopping centres before the residential part of the estate is established. I remember on a visit to Queensland before the pandemic, I was astounded to see a huge shopping centre sitting right in the middle of this large land estate. It certainly gives meaning to the phrase “if you build it they will come”.

A lot of these estates are perfect for tenants due to the location and available facilities. For example Logan Reserve, a suburb of Logan, is surrounded by school and shops, has nature corridors and wetlands, and is around 35 minutes from Brisbane or around 50 minutes from the Gold Coast.
