Do smaller land sizes mean smaller homes?

Following the building explosion we’ve witnessed over the last couple of years, land developers have been trying to deliver as many blocks as possible to meet the high demand. This means that a 400m2 block is more common. A 600m2 or 700m2 block near Newcastle is becoming very rare.

So what does that mean for the size of a house? Are people having to compromise on design to get the location they want?

This situation has led to builders becoming more imaginative with their designs. By building up instead of out, and having a smaller footprint, it allows the opportunity for a usable backyard also.

Double-storey homes on 350-400m2 are increasingly popular. The homes still have all the features buyers are looking for, including separate living areas, a walk-in-pantry and a study nook - all on a neat footprint with room for the kids to have a swing set in the backyard.

With a double-storey design, taking advantage of every nook and cranny is a must – whether that be with storage areas under stairs, extra cupboards in the laundry or a study bench placed in an under-utilised corner.

Smaller blocks are perfect for those downsizing who only need a 3 bedroom home with an open living area off the kitchen. So a single level home on these blocks is still appealing to some of the market.
