Focus on façades

A common question asked at display homes is “what type of façade is included in the price?” Spoiler alert! Most of the time, it is not the fabulous one you see on display.

When considering your façade, you should check if there are any design requirements for your estate. Some estates require the front of the home to look a certain way, whether it be a large covered porch area or restrictions on a skillion roof.

The style of your home is obviously crucial in determining what sort of façade you should opt for, although your budget will also come into play here.

Hamptons-style homes often have generous sized porches with plenty of posts and decorative work.  Whereas a more contemporary style will be sleek and modern with a mixture of render and timber work and straight lines. On the other hand, a coastal theme may have two pillars with stone work and cladding around the front windows.

As mentioned, the style of façade may be motivated by your budget - some Hamptons-style façades can add an extra $10,000 to your house price.

Ultimately it comes down to what you can afford, balanced with how you would like your home to present to the street. I assist my clients with these decisions and many more, as I am there all the way through the build process. Contact me to find out more.
